We hear bad things every day on how difficult it is to buy a house or sell one; this may or may not be enough to help some with their decisions. In my opinion, it is definitely important to get the housing market back to help the economy.

Fed Focuses on Lifting Ailing Housing Market Daily Real Estate News | Thursday, November 03, 2011

The Federal Reserve on Wednesday issued a new call about the importance of fixing the housing market, which could then have a trickle effect in strengthening the rest of the economy.

The Fed will consider buying more mortgage-backed securities to help, said Ben Bernanke, the Fed chairman. Such a move could send borrowing costs even lower.

“The housing sector is a very important sector,” Bernanke said at a news conference. “Problems in that sector are a big reason why our economy’s not recovering more quickly.” The Fed is holding a two-day policy meeting — which ends Thursday — to weigh options.

Economists believe that if more people were buying homes then it could lead to a boost in consumer purchases for other sectors, from furniture to appliances. They note that the housing market has led the economy out of recessions in the past, since it creates jobs and more spending on goods and services.

The housing market continues to be bogged down by a high rate of foreclosures, which is dropping other home values. About 7.5 million homes are either in foreclosure or delinquent on their mortgage.

Mortgage Rates Drop Sharply This Week Daily Real Estate News | Thursday, November 03, 2011

The 30-year fixed-rate mortgage, the most popular choice among home buyers, dropped to its second lowest reading on record this week, Freddie Mac reports in its weekly mortgage market survey.

“Market concerns over the European debt market drew investors to U.S. Treasury securities, lowering bond yields and mortgage rates,” says Frank Nothaft, chief economist at Freddie Mac.

Here are how rates fared for the week:

30-year fixed-rate mortgages: averaged 4 percent, with an average 0.7 point, down from last week’s 4.10 percent average. The 30-year fixed-rate mortgage is the second lowest on record, just behind the 3.94 percent record reached on Oct. 6. A year ago at this time, 30-year rates averaged 4.24 percent.  15-year fixed-rate mortgages: averaged 3.31 percent, with an average 0.7 point, falling from last week’s 3.38 percent average. Last year at this time, 15-year mortgages averaged 3.63 percent.  5-year adjustable-rate mortgages: averaged 2.96 percent this week, with an average 0.6 point, dropping from last week’s 3.08 percent. At this time last year, 5-year ARMs averaged 3.39 percent. 1-year ARMs: averaged 2.88 percent this week, with an average 0.6 point, dropping from last week’s 2.90 percent average. A year ago at this time, the 1-year ARM averaged 3.26 percent.

Here you are, thinking about selling your house and moving, maybe to another neighborhood, town, city or state;  you finally decide to do so, well how are you going to get this house sold? You have a few options, sell it yourself and not pay a REALTOR that large sum of money they always ask for, or use a professional which is really the best option.

Okay the decision has been made not to pay to have someone sell your house for you, it can’t be that hard. You go buy a sign, a flyer box and magic marker and set out to put your number or numbers on the sign, making sure you have the numbers big enough and dark enough for people to see from the road, you might have to keep going over the numbers so they are big enough. With that done, go ahead and find the best place to stick it in the ground, you may end up moving the sign around a few times, really, you  are searching for the absolute best spot and it may take a while, after all you want everyone to see it, right!

Now you are satisfied with that part, go to the computer and design some nice fliers with pictures and all the information about your house, to be put in the box, next to the for sale sign, how hard can that be, save your info in a file because in wet weather the moisture seems to find the paper rather quickly and easily.

If you haven’t already finished the landscaping, painting the house and sprucing up, you probably need to take the signs down until the street view is perfect and the inside of the house is ready for showing, go out in the street and admire your work, look from several different angles, when you are satisfied you have done your best, move inside and finish what is left to do.

Moving all that furniture around two or three times to make your space pleasing to the eye can also create back aches and maybe an argument or two, keep working at it, look at your house as if you are a buyer then when you are happy with the results,  PUT THEM SIGNS UP!

The next step is easy, it’s a good thing you did all that work so you can enjoy the way your living quarters look, now you tell everyone you know that you are selling your house, advertise in the local media if you want and there are a few web sites that cater to For Sale by Owners. How hard is that?

The next step is probably the easiest and the hardest at the same time. You SIT and WAIT for a knock on the door or the phone call you know will be the one that sells your house, maybe so, probably not. Ok, you get an offer and happiness has come to town at your house, guess what, they may not have good enough credit to purchase the house. The time will come when you stand in the yard watching people drive by and not take a second look, you think the phone is out of order; the inside will start to get cluttered again. I know what you will be thinking, “Why won’t someone come on and buy this place”? Guess what, you have to stay home all the time now, and on top of that, keep the place spotless.

I am making fun of myself; I did most of these things and eventually called a REALTOR. The house brought a better price than I thought it would, it sold quicker and I could go places on the weekend.
